If you’ve received a letter about a compliance issue on your property, don’t worry! The first step is to take a look at what the letter says and try to resolve the issue within 5-10 days.
It’s also a great idea to reach out to the Kuester Management to:
✔ Let them know you’ve taken care of it.
✔ Share when you plan to fix it if you need more time.
✔ Ask any questions or let them know if you believe there’s been a mistake.
The letter will include instructions on how to contact the Management Company.
Why Did I Get a Letter Instead of a Knock on My Door?
You might be wondering, “Why didn’t someone just call me or stop by?” That’s a fair question! While a quick chat might seem easier, we want to be consistent and fair to everyone in the community. Sending letters ensures that every homeowner gets the same notification process, with everything in writing for clarity.
The 5 Stages of Violation Notices
Most communities follow a 5-stage process when it comes to compliance issues. Depending on your HOA’s policies, Stages 1 or 2 may be skipped if the issue is more serious or has happened before.
Stage 1 – Covenant Reminder
HOAs have a lot of rules, and let’s be honest—some are easier to remember than others! Maybe this was a simple oversight, or you didn’t even realize it was a rule. That’s why the first letter is just a friendly reminder to let you know something on your property isn’t in compliance.
Stage 2 – Notice of Violation
If the issue isn’t fixed, gets worse, or happens again (generally within six months), we’ll send a Violation Notice. This letter is a little more serious—it means the issue needs to be corrected right away and shouldn’t happen again.
Stage 3 – Notice of Hearing
If the problem continues, the Board of Directors will schedule a Hearing to discuss the issue. You’ll receive a letter with the date, time, and location of the hearing.

The hearing is your opportunity to explain the situation and share your perspective with the Board of Directors. Depending on time limits and the nature of the issue, you may be given 3 to 10 minutes to explain the issue to the Board.
Stage 4 – Hearing Results Notice
The Board won’t make a decision during the hearing. Instead, they’ll review everything in Executive Session and send you a letter with their decision.

Unless otherwise noted in the letter, you’ll have 5 days to correct the issue if it wasn’t already resolved.
Stage 5 – Notice of Fine
If the issue isn’t resolved after the 5-day grace period (or longer is provided by the Board), the HOA may apply a fine, which could include:
💰 A monetary fine added to your HOA account.
🚫 Suspension of privileges (such as access to amenities or voting rights).
