The Declaration of Covenants, Conditions, and Restrictions (or CCRs), is a document recorded with the county and is a legally binding document that is attached to every home in the Community.
This means that when you purchase a lot or a home in a HOA, you automatically become a member of the HOA. They depict the rights and obligations the Association and the homeowners have. Basically, the CCR's are the rules of your neighborhood.
The CCR's is where you will find information about maintenance responsibility, assessment obligations, architectural rulings, insurance requirements, violations and hearings, AND MORE.
The CCR's for the association can be found on the HOA website under Community Info/Documents.
