What is a Certificate of Insurance (COI), and how can I obtain a copy?

A certificate of insurance (COI) is a document that provides specific information pertaining to insurance coverage for a given property. A COI provides verification of a property being insured, and typically includes information regarding the types of coverage provided by a policy, the coverage limits of a given policy, contact information for the insurance provider, policy number, named insured, and policy effective dates. Mortgage providers and real estate attorneys may require or request a certificate of insurance for your association’s master policy in order to proceed with refinancing or the purchase of a new home.
